LOCATION: This beautiful home, located on one of Central America's widest and most beautiful beaches, comes fully furnished for you and your family. The house is located on a small hill overlooking Pochomil beach, which provides incredible views and sunsets as well as cool offshore breezes. Pochomil is a well-known resort town to Nicaraguans since it is a short drive from Managua (all on paved roads- a HUGE plus in Nicaragua!) and features incredible homes of many Nicaraguan diplomats.

THE HOUSE: Casa Del Mar has 4 fully furnished bedrooms with ceiling fans and a/c window units, 2 bathrooms (1 master and 1 shared), full kitchen, living room with tv and dining room.  The fourth bedroom has a full size bed along with a bunk bed that is more geared for kids.  The exterior patio overlooks the ocean and has a small pool, bbq grilling area, and thatched hut palapa which is perfect for catching a nap on one of our many hammocks.

THE BEACH: You can literally walk to the front patio of the house to check the surf every morning, and make a short 50 yard walk to the beach. Or you can lounge in the pool on the patio or kick back in a hammock under our large, shaded palapa hut. We also own a vacant lot about 250 yards north of the home that is directly on the beach, shaded with palm trees and available for your enjoyment.

THE SURF: The surf break in front of the house is a gradual, sloping beachbreak with several sandbars which is perfect for beginner to intermediate surfers. Crowds are not a factor- you will most likely have the entire lineup to yourself! The break is best on WSW swells and benefits from Nicaragua's famous 250+ days of offshore winds per year. At low tide, about 100 yards of beach is exposed. To the north of the house are the famed, world class breaks near Playa San Diego (Chiggas, Hemmies, Pipes) which are fast, hollow and challenging. You can get to San Diego via car (30-45 minutes) or via water by hiring a local fisherman in Masachapa.

LOCAL ACTIVITIES: The fishing market of Masachapa is a 30 minute walk up the beach and a must see. Fresh fish, lobster and crab can be purchased right off the local fishing boats as they bring in their early morning catch. Horseback rides and four wheelers are available for rent from local vendors on the beach as well. There are a couple of resorts in the area: Hotel Vista Mar which is a short walk north of the house and Montelimar, an all-inclusive Barcelo Resort which is a 15 minute drive north of the house. Golfing is available at Gran Pacifica resort near Playa San Diego. Other day trip activities include boarding down an active volcano in Leon, rain forest canopy tours, historic tours and shopping in Granada.

ADDITIONAL SERVICES: The home can also be rented with a full time chef/maid for an additional charge. Her cooking is absolutely amazing and she lives very close to the house in the local town. Carlos is our onsite caretaker and handyman who lives in a separate home on the property and is available for basic needs. 

SUPPLIES & TRAVEL: We recommend stocking up on food and groceries for the week in Managua, as well as renting a 4x4 vehicle during the rainy season, which can be tricky driving in Nicaragua.

WEATHER: 
Rainy season: mid May to November, with May and October being the wettest. Expect short daily showers and a lush, green environment. The wet season coincides with the best surfing months in Nicaragua, as this is when swells from the southern hemisphere make their way up to Nicaragua. We highly recommend a 4x4 vehicle if you will be doing any driving during the rainy season in Nicaragua.
Dry season: December to April (hottest & driest) & coincides with the North American winter. Nicaraguans consider these months to be Summer (verano). December & January have historically been the most popular travel months for tourists because rain is very unlikely, the landscape is lush, and temperatures are very pleasant. The dry season can be very dry and also very windy.

Surf

This property is located near Pochomil. A gradual, sloping beachbreak with several sandbars, perfect for beginner to intermediate surfers. One of the closest breaks to Managua, only about 1 hour away, however crowds are not a problem here. There is plenty of room to spread out as most surfers head to the more well known and challenging breaks.
