Booking Policy: 
50% of the rental rate is required to confirm a reservation. The rental balance is due 30 days prior to arrival, along with airport transportation and meal plan payment if booking either or both of these services. Full payment is due at time of booking if booking is being made 30 days or fewer before check in.

60+ days cancellation notice - full refund
 less 3.5% transaction fee
30-59 days cancellation notice - cancellation fee 50% of rental rate
Less than 30 days notice - no refund
 

Description:

The NSR Beach House is simply the best beach front vacation home along the entire Tola Coast. This house is truly beach front on one of the most beautiful stretches of sand along the coast. Key features of this house include a back up generator that runs the whole house, AC throughout entire house, cleaning service, ocean front infinity pool, 4 bedrooms with view to the ocean, a flat screen TV equipped with Apple TV, satellite and DVD, stereo system with iPod dock surround sound and sub-woofer, wireless internet. Helpful staff member lives on the property as well and is available to help make your stay comfortable and headache free. There is also a safe for your valuables.

Two bedrooms contain a king bed and two bedrooms each contain 2 single beds.
 

Activities:

This house is located within the Hacienda Iguana development, which is known for its world-class surf breaks.  There are 4 surf breaks within walking distance- Playa Colorado, Panga Drops and Los Perros are in the neighborhood and Playa Amarillo is to the south of Playa Colorado (walkable at low tide).  We also have a beautiful 9-hole golf course.  The course is well designed, beautifully maintained and very affordable to guests.

Food supplies:

The best place to stop for groceries is La Colonia or La Union supermarket in Granada or Maxi Pali in Rivas. Is best to stock up on your way from the airport to the house. We HIGHLY recommend stocking up on all or as many of the groceries you will need for your entire stay OR if you don’t want to deal with planning, shopping, and preparing meals ask us about booking the meal plan, our full service catering option.
 

Eating out:

There are several great food options within the Hacienda Iguana development. In the commercial zone of the development you will find Scoops and Spokes, which serves up some amazing homemade ice cream, good coffee, baked goods, paninis and fresh juices. Side Bar offers stir fry and good cocktails. Vana Tacos offers delicious tacos, burritos and quesadillas made with all fresh ingredients. Don Eloys, which is a sports bar/restaurant, opens daily from afternoon Happy Hour until right before midnight. Casa Maderas is located just past the golf condos and offers authentic Nicaraguan cuisine at a fair price. In the same area, Casa Ananas offers Italian cuisine and daily international special nights. Pili's Kitchen at the Beach Club, in front of the Playa Colorado break, offers a variety of fresh foods, juices, smoothies and full bar.

Other restaurants in the general area but in different spots (outside the Hacienda Iguana development) that are worth checking out are: Jasco’s sushi bar at the Riviera commercial plaza. La Scala brick oven pizza and Meson Nadi (located in Limon 2), Mag Rock (located in Popoyo), Juntos and Hostal San Gigante (located in Gigante), Yolanda’s and Rancho Santana in the Limon area (ask NSR staff to make you a dinner reservation- need 24 hours advance notice).

Shopping:
We have a well merchandised store (NSR Surf Shop) located inside the Hacienda Iguana development, which offers souvenirs, surf accessories, clothing, beach towels, flip flops, sunscreen, sunglasses, swimsuits, wet suit vests and tops, rash guards and more! We also rent scooters, dirt bikes, surfboards, boogie boards and SUPs out of this location as well.

Other businesses in the Hacienda Iguana community include Satori Spa, 2 small convenience stores with a variety of grocery items and an ATM is located on the property. Other activities in the development include yoga, horseback riding and in-home massage is also available.

The Riviera commercial plaza is located within a half mile of the Hacienda Iguana entrance. Businesses in this shopping center include Jasco’s sushi restaurant, BAC bank with ATM machine, Avis rental car and a small grocery store (with the basics).

Getting Around:

This property is located a 2-2.5 hours drive from the Augusto C. Sandino International Airport in Managua. Most of the major vehicle rental agencies have locations at the Managua airport (we recommend you make a reservation in advance).

The Costa Esmeralda Airport, located 5 minutes from Hacienda Iguana, opened in late 2015.  Direct flights are available from Liberia, Costa Rica on Sansa Airlines.  If traveling light, guests may want to consider experiencing the beautiful views and convenience of flying into the Costa Esmeralda Airport.  These are small commuter planes with limited cargo storage.  Those traveling with full size suitcases and surfboards should check with the airlines before booking ticket to ensure there is ample baggage space on the flight. 

If renting a vehicle, we feel its only necessary to have a 4wd if planning to travel to some of the beaches further south (in the San Juan del Sur area). If one prefers not to rent a vehicle, we can arrange airport transportation and daily sightseeing/surf trips. We have motorcycle and scooter rentals available and we can also arrange vehicle and boat transport to other surf breaks in the area.  There is also the option of renting a vehicle from Avis, which is located within a half mile of the Hacienda Iguana entrance (in the Riviera commercial plaza) or from Alamo and National, which opened an office next to the Hacienda Iguana entrance in 2017.

Surf

This property is located near Panga Drops. A horseshoe shaped rock / beach break that produces some of the regions best waves. This wave can hold more size than nearby Playa Colorado, up to 3x overhead. Big drops and long walls can be expected. Intermediate to advanced.

This property is also located near Los Perros. A fickle, seldom surfed right point break. The wave is fun to surf sometimes but don't count on anything.

This property is also located near Playa Colorado. Playa Colorado is a river mouth beach break that serves up some of the best waves in Nicaragua. Any hint of south swell gets funneled into A-Frame peaks groomed to perfection by the constant offshore wind. The wave is a mix of barrels, peaks, sections, and ramps that revolve around the mood of the ocean and tides. Colorados can dish out incredible barrels when the elements come together. Its power will surprise you at times, it is one of the most consistent spots in Central America as well. Be prepared to break a board or two during your visit, but also be prepared to get some of the best rides of your life over one of the best sandbars imaginable!

Thoughts I want to pass on:

I felt the place was great and everyone was very professional and friendly. I did however feel that the surf wasn't as exclusive and hard to get to as mentioned. I would come back for sure.
